The Proposals
The proposed development would deliver up to 35 new homes, which will include a mix of housing types, and affordable homes to help meet local needs. The proposals will include a new access from Second Avenue, alongside the creation of public open space, children's play areas, sustainable drainage features, and comprehensive landscaping. The site layout has been designed to respect and integrate the new development with Greytree and the surrounding area.
Proposed Development:

“Our vision is to create a new and distinctive residential development that is well integrated with Greytree and comprises a mix of modern, low energy, family homes and attractive usable open space to benefit the whole Greytree community.”
The primary vehicular access is proposed directly from Second Avenue, continuing further north into the site. This will allow for a seamless transition between the existing residential settlement and countryside beyond with the introduction of a private informal driveway taken off the main access drive, with lower density housing and landscape treatment/planting at the periphery.

The development has also been carefully designed to ensure access to neighbouring properties can be safeguarded and enhanced.
​
A new pedestrian and cycle link will be provided from Second Avenue through the site to a new access point at Brampton Road, enhancing pedestrian movement and recreation.

No development is proposed to the west of the site which will be retained as accessible open space, safeguarding views and amenity, as well as creating a distinctive parkland and green ‘gateway’ to the development.

The proposed development will include a range of energy efficient two storey homes including two, three and four bed homes. The development will also include homes to meet the needs of both the elderly and less physically able, ensuring they will have equal and convenient access to buildings and spaces within the scheme.
Public Open Space
One of the key benefits of this development would be the provision of a significant proportion of the Site as public open space. The proposed area of open space will be accessible to all, not just new residents, and will be designed as a character-defining element of the development – a place where the community can gather for informal events and activities, enjoying the enviable position and views.
The intention is to transfer this, and the control of the open space, to the Town Council in perpetuity if they desire it, adding permanent security regarding future management and openness of the Site, where there is currently no public access. Should the Town Council not wish to acquire the land it would be managed by a site management company.
The open space provision not only offers a facility for community use, but also provides the opportunity for the inclusion of significant landscape enhancements, the extension of wildlife habitats and net biodiversity gains which could comprise wildflower meadow, species rich grassland planting; new water features; additional tree and hedgerow planting
Formal equipment associated with a children’s play facility would be offered as part of any future development if a need of this type was identified by the local community.
