Constraints & Opportunities

The evaluation of the site and its context has identified key on-site and off-site features which have helped inform the masterplanning process and the continuing evolution of the development proposals. The following constraints and opportunities are identified below:

Access:

Physical & Environmental:

  • Vehicular access point off Second Avenue.

​

  • An existing footpath borders the site to the east along Brampton Road.

​​

  • Rights of access also apply to neighbouring landowners, and these will need to be acknowledged in the development layout.

Social & Neighbourhood:

  • ​Consider views to and from the countryside to the west from the Wye River Valley.

​

  • Consider views from public footpaths that border the site to the east.

​

  • Consider views to and from existing properties backing onto the site on First Avenue, Second Avenue and Backney View.

  • Existing hedgerows along site boundaries, which can be retained within the proposals.

​

  • It is important that the new development responds to the existing built vernacular of Ross on Wye.

​

  • Consider existing topography, in particular any high points.

​

  • Existing trees & their root protection areas throughout the site.

​

  • Consider existing telegraph poles immediately to the north of First and Second Avenues, with overhead lines crossing the site at the eastern corner.

​

  • Consider existing manholes and drainage runs that cross the site, some of which may require diversion to create viable development parcels.

​

  • Potential for new public open space and green infrastructure to enhance ecological biodiversity. Creation of green buffer strips and control of existing shrubs to enhance existing habitats.

Opportunities:

In terms of opportunities, this site provides significant scope for the provision of a mix of family homes which would sit alongside the existing residential area of Greytree, whilst also providing an attractive place to live.  In addition, there is the opportunity to provide as follows:

  • Provision of new play/recreational facilities to support the local community.

​​​​

  • New pedestrian footpath and cycle links for the wider area, connecting to the existing pedestrian network, including to the east along Brampton Road.

​

  • The provision of high quality housing to accommodate additional homes in the area, including the provision of affordable homes

​

  • The potential for infrastructure improvements within the local area, including contributions towards education, leisure, recreation and sports facilities.

​

  • Potential for additional spending and investment in Ross on Wye’s local shops and services.
